Roof 8 open
R6Shingle system. CertainTeed Landmark PRO, Max Def Moire Black, impact-resistant. CertainTeed Mountain Ridge caps, starter, RoofRunner or DiamondDeck underlayment, and WinterGuard at the valleys, skylight curbs and roof-to-wall joints. Show the wrapper and delivery ticket on siteBy: Before shingles
G1Windows. Fix the plywood for the dormersBy: Before stucco
R7Kick-out flashing. At every roof-to-wall joint (CRC R903.2.1). Not on the plansBy: Before shingles
R8Master bath W.C. roof. We made this roof flatter. Abhi measures the pitch first. 2:12 or steeper: shingles are fine. 2:12 to 4:12: shingles need two layers of underlayment. Under 2:12: no shingles; it needs a membrane roof, priced separately. The W.C. skylight's flashing kit also needs 2:12By: Before shingles
G2Skylights. Seal and screw in the skylights. Change the orientation of the one in the master bath. The Velux flashing kits are rated to 1/2" of roofing and the impact-resistant shingles are thicker, so check the fit before flashingBy: Before shingles
G19Guest room gable. Make the guest room gable roof overhang flush with the wall, as on detail 21 of A4.0By: Before shingles
R3Measure. Measure both fan-attic ridges. Does the chimney sit on the main ridge? Is the main bedroom roof at least 3:12 (the vent's minimum)? Send Abhi the ridge lengths and the soffit vent's rating; Abhi does the vent math (Appendix A)By: Before shingles
G4Vents. Ridge vent is Cor-A-Vent V-600E 8.5" on the main ridge (~40 ft) and the main bedroom ridge (~25 ft), plus the new guest wing ridges. Abhi bought it; it arrives about 7 Nov. The garage gets the CertainTeed 9" ridge vent you bought. Add soffit vent on every eave so air comes in low and leaves at the ridge; ridge vent does not work without it. Detail 10 on A4.0 (called out on A1.4) has a flat board under the overhang with a continuous strip vent, notched blocking so air reaches the attic, and a 1" air gap over the insulation. Build it that way, and tell us the overhang depth. Is the soffit vent in the roofer's materials? Quote v4 has no vent line. Roofer details in 1BBy: Before shingles
R4Ridge vent install. Cut a 3" slot and stop it 12" short of every ridge end, crossing ridge and chimney. Run the strip the full length of the ridge with end plugs. Center the caps and use nails longer than 2.5" so they reach the plywood. Have you put Mountain Ridge caps over a V-600 before?By: Before shingles
G4Vents. Ridge vent is Cor-A-Vent V-600E 8.5" on the main ridge (~40 ft) and the main bedroom ridge (~25 ft), plus the new guest wing ridges. Abhi bought it; it arrives about 7 Nov. G31Back and garage soffit vents. Soffit vents in the back of the house and the garageBy: Before shingles
R9Vent openings. Rust-proof mesh (1/16" to 1/4") on every vent opening, per A1.4. Baffles in every rafter bay that has a soffit vent, main house included, so insulation can't block the airBy: Before insulation
G18Front eave intake. The front eave is the only place fresh air gets into the fan's attic: about 400 sq in of soffit vent against about 1,220 sq in of ridge vent. Cor-A-Vent wants at least as much soffit vent as ridge vent, or the ridge pulls air from the house when the fan is off. (1) Can we put two rows of continuous strip vent in the front eave soffit (about 800 sq in)? How deep is the overhang (G4)? (2) If it is too shallow for two rows, can we add a roof-edge intake vent along the front eave, such as CertainTeed Intake Vent (9 sq in per foot, about 250 sq in more)? The gable rakes cannot take soffit vent; they are flush (detail 21 on A4.0)By: Before shingles
G29Garage insulation. We are insulating the garage. Does it have a flat ceiling with an attic above, or open rafters? Where does the insulation go? Ceiling: vent the attic above with soffit vent and ridge vent, added now while the roof is redone. Under the roof: spray foam (no vents), or batts with a 1" air gap plus soffit and ridge ventBy: Before shingles
Plumbing 3 open
G20Master bath shower. Linear drain in the shower. Set its location and the floor slope with the 24x48 floor tile layoutBy: Before rough-in
G10Wall-hung toilets (powder, guest bath, kids bath, primary W.C.). Tank frame in a 2x6 wall (or 2x4 with TOTO's drain kit), 25-3/8" stud opening, double header 44" to 52" up, bracing for 880 lb, drain and water inside the frame. GFCI plug 12" up, just past the side of the frame, on its own 20A circuit. Frame for a 17" seat. The kids bath wall gets opened (it has a floor toilet now)By: Before rough-in
G16Primary bath. Freestanding tub: the rough-in movesBy: Before rough-in
G3Plumbing. Install a recirculating line from the farthest bathroom: a dedicated, insulated return line, not a crossover valve. On-demand button or motion sensor, not always on (Title 24)By: Before drywall
Mechanical and electrical 6 open
G7Water heater (outdoor). GC supplies the gas line sized for 199k BTU, a weather-resistant 120V GFCI circuit, the mounting and insulated outdoor pipes. Flash and seal the 4 to 5 wall holes (cold, hot, recirc, gas, 120V) during the reclad, not cut later. Install the service valve kit and condensate neutralizer (often left out). Keep the condensate line short, sloped, and insulated or heat-taped. Wall choice is D2By: Before stucco
G6Whole house fan. Measure the attic above the landing with a tape: the fan needs 44" of clearance. Ceiling opening 14¼" x 36¼". Dedicated 120V/20A circuit. Check the HVAC air handler and trunk duct routing against the landing joist bayBy: Before rough-in
G9Mechanical room. The closet north of the powder room, about 6'-8" x 2'-10". Only the downstairs air handler goes in now; the water heater moved outside. Close off and insulate the two outdoor vents (keynote 30, O2) so the room stays near house temperature. Return air through a sealed duct from the hall, not from the room. Condensate drain plus a drip pan with a shut-off switch. Keep the door clear for service. Does the softener fit here too, or does it go in the garage? The 200A panel is not in this room: it is on the outside of the office's west wall (keynote 29); keep the 30" x 36" space in front of it clearBy: Before rough-in
G32Sonos speaker pre-wire. Pre-wire 6 Sonos ceiling speakers: SP1 to SP6 on the electrical plan (kitchen + family room sheet). One 16-gauge, 2-conductor, CL3-rated, pure copper speaker wire per speaker, each its own run back to the TV console, no splices. Label both ends, leave 2 ft coiled at each spot and 3 ft at the console, and photograph each spot with a tape before drywall. SP1, SP2, SP5 and SP6 cross the CB-4 soffit, inside it or through an SK-1 hole; the kitchen pair SP3 and SP4 runs north of CB-5 and over the pier and crosses no steel. Back box behind any speaker with a room above. Keep each 8 1/4" hole clear of joists, ducts and pipes. Add P27 behind the console (2 plugs for the two Amps, the Wifi point and the network switch); P18 and P27 on one 20-amp circuit (recommended). Owner supplies the speaker wire (owner, 2026-10-29). Who supplies the back boxes?By: Before drywall
G33Cat6 pre-wire. 5 runs of Cat6 (23 AWG solid copper, CMR riser rated) from the office shelf at P5, where Sonic's line and the Google Wifi router go: 2 to the family room TV console (P18, one live and one spare), 2 up the stair wall to the upstairs landing (new P3, with a plug for a wall-mounted Wifi point about 60" up), 1 to the guest sitting room (P4, for a 4th Wifi point or a TV later). Keystone jacks and wall plates at both ends, labeled, 2 ft slack. Owner supplies the cable. Office desk floor box P1 has no network jack. Spots are on the electrical planBy: Before drywall
G8Future heat pump water heater. Confirm the 240V/30A "SPARE" circuit within 3 ft of the heater spot, labeled at both ends, and the 2.5' x 2.5' x 7' space with hot and cold access. The approved plans require bothBy: Before rough-in

G22Earthquake retrofit. Install the earthquake retrofit platesBy: Before final
Rooms 4 open
G13Alisha's room. Enlarge the closet opening by cutting the landing area wall. Is the slanted wall structural or a soffit?By: Before rough-in
G14Anusha's room. Close out the HVAC and the closet and add the space to the room. Where does the ductwork move? Remove the water heater pipe soffit. If the old pipe goes through the roof, take it out and patch the hole before shinglesBy: Before rough-in
G30Primary closet. Remove the exhaust pipe soffit in the closet. If the pipe is still in use, reroute it firstBy: Before rough-in
G25Guest sitting room. Build a soffit for the plumbing and HVAC runsBy: Before drywall

R1Warranty. Are you CertainTeed ShingleMaster PRO, PREMIER or SELECT? Will you register a 4-Star or 5-Star warranty? Does it need a CertainTeed ridge vent, or is the V-600E fine? Abhi already bought the V-600E for the main house, so tell Abhi right away if the warranty needs CertainTeed's ventBy: Before shingles
R2Who buys. Ridge vents are bought: Abhi bought the V-600E for the main house, and the GC bought CertainTeed 9" for the garage. Are you buying the soffit vent, or is Abhi?By: Before buying the soffit vent
